Just take the week and tally how many times people use the word "feel".

This deal reinforced the value of market insight and timing.

Then, if you can trend over time you'll want to see where the "path of progress" is going/moving and attempt to buy in that path of progress to gain some appreciation in the future.

I've learned a lot over my time investing in small towns and have found some great opportunities but just like any other niche market you better learn what you're dealing with or you'll get burnt.

The only time I see Joe is during the time to sell the program. 

I learned too late, you still have time. 

Either way I'll find a deal... it's just a matter of time.
