You can certainly reach out to some lenders before you bid and get a soft commitment from them.

We have another 500k soft commitment but we all know how those go. 

Hardwood floors are too soft because the hardwoods today are quick growth, large grain pattern.

I paid to have it listed on MLSI'm going to call a couple of property management companies (I manage it myself as it's pretty new and requires very little effort to manage) to see if they would be willing to find a tenant for a fee and have me still manage it.Not sure if the market is soft or is this is an unusual situation of just bad luck / bad timing.  

When finish with the report it had a 4.5% Cash on cash and some other soft numbers.

Personally, I've seen a 10%-20% dropout rate from soft commit to funded deal, depending on the new/repeat mix.
