With rental rates at a sharp rise in my area and some upgrades I did (fairly inexpensive, but huge improvement), I am now able to charge a premium rent anyway that is about 25% more than when I first started LLing three years ago.My rental has a laundry room, so I have always provided a washer/dryer.

Porcelain tile comes in 12x24 @ $2.50 sq ft with 2" edges that are about $3 foot....that also makes a nice countertop in a small kitchen (a gray or textured white travertine stone look would be nice) However the tile corners can be sharp and hard, so work better if sandwiched between drywall or cabinets if your kitchen is like that.
