When you are a newer investor and you see a deal on the MLS that has been sitting for a while and looks too good to be true, it always is.

It's in a reputable school district and sits on a .5 acre which is a lot for the neighborhood.

I often sit down with new investors to strategize. 

The property sits between two good quality hotels off of a busy highway.

The other one sits at home and aspires to be "an influencer" 🙄.

The best option right now is a cash-out refinance, but if you're sitting on a low rate it may be counterintuitive. 

I could sit and tell you all zip codes I am comfortable buying in but Akron like many cities almost changes from block to block.

Now each month the rents clear and then I have the funds sitting in my account for the rest of the month and ready for the payment the following month.

Renovated the additional dwelling unit which is a 3 bed / 1 bath space spanning about ~1000 sq ft and added landscaping / hardscaping for guests to sit out and enjoy the shared backyard.
