Read  the mortgage carefully - - many ( mine too ) grants the privilege to pull reports and demand financial status updates 'periodically'. 

how would you invest 100k in today's market. i was privilege enough to get a large some of money at an early age. i would like to invest it in really state but dont know how to approach it due to lack of knowledge. should i purchase a property in full.or put 20% down on different property and rent them out(sounds risky) or what do you suggest.

In the commercial space you are going to pay 3.75 - 6% on that money ... if you can find a lender who will still offer a secure line of credit on a residential property, you could see rates as low as prime or prime +2.Private lenders - either via a vendor carry or third-party - are your most probably source of interest only notes and you may pay up to 8 - 10% for the privilege.   

Basically, we decided to pay $5,000 for the privilege of keeping about 50% of our HVAC budget liquid - not a large price to pay.

They only earn this privilege after proving they will take care of the place and pay on time for a few months after moving in.
