It will be just like the one that was predicted for 2019, or was it 2018. 

I didn't have to bring any money to the table but after doing my due diligence I convinced him it was too risky and that I could find something much more predictable, manageable and with just as good of a return... so now I am on the hunt :)  So make sure you partner with someone that is not just looking for a money grab.

Good management and your future predictions will effect your ability to get a loan or its location. 

I don't see the real estate market flipping over night to deals everywhere, but as a wise man once said, "future is difficult to predict, because it is always changing". 

Any predictions on whats to come in the near or far future?  

Alternatively we've considered holding onto the property and renting for a couple years in hopes it will appreciate as we predict. 

While not as stable and predictable as the military rental market, there is opportunity there.

Safest in a recession w/ predictable cash flow?

Does anyone have predictions about how either of these will affect the Houston housing market?

It is a different investment vesicle that is easier to predict.
