Located in an outstanding submarket with a high level of demand in affordable housing, this property should maintain a high occupancy rate in the future to come.

This complex has great buildings that are very well taken care of and is 100 percent occupied; it is also located in a great location near lakes and a highway for advertising.  

When picking your location in this area you want to stay close to the major highways; RT.53, RT.72 , RT. 431, RT. 231 (Hampton Cove area) and yes Rt. 65 in Athens.

Bristol is a very nice small city- located on the edge of going rural, but not convenient to the highways- decent taxes, good water bills, and the town government is ok. 

I would be inclined to say that this very well taken care of/newer, 100% occupied complex, that is located off of a highway in a town of about 100 people would fall in the 7-8 range for Cap. 

On this second part, I have done a variety of terms from just offering payments with no interest to adding market interest BUT paying it only once per year on the outstanding balance.

Banning car, boat, ATV, etc. dealerships on all highways, even where many already exist. 2.

Industrial, retail, main street retail, highway commercial, professional offices?
