Have you explored any other markets? 

I usually describe DSCR loans like a see-saw (or teeter-totter)...as one side goes up (the LTV), the other side goes down (the Debt Service Coverage ratio).

I agree with the other contributor that it’s better to own a $1M asset that appreciates 3% per year that pays no cash flow (over the long term) rather than a $100k asset that appreciates 3% and pays $300 a month in cash flow.

Proof of payments should be sent to the other party. 

I don’t generally buy into those as saving all this money, but I’m wondering if others have an experience or perspective?

With a house hack you buy a single family and rent out rooms to roommates to make money OR a small mult-family (2-4 units) and rent out the other apartment(s).
