Obviously the lawyer did not put anything through a probate process and we have official documents from him so hopefully we will be able to push it through title with no problems.

It just brings some officialness to the agreement and I actually need it for my broker's compliance documents. 

Are those comps, which we have researched through Deal Check (app) and our realtor, good enough; or, should we have an official appraisal done?  

Purchase price: $283,000 Cash invested: $60,000 Sale price: $399,000 Large single family that had been previously converted to a two family but never went through the process of being officially turned into a two family.

How would i go about that process to officially register it as a four bedroom once i complete the construction.
