Lead Closure %

I wasn't sure how to title this thread, Had a question regarding the closure rate on leads.  I know this can vary depending on experience, I've seen the lead closure rate on wholesale/cash deals stated as anywhere between 1/30 to 1/50.  I'm planning to do a "cash and terms" business plus I'll have my RE license shortly so I'll also be able to list.  Looking for general opinions on closure rate if all these techniques are available:

Cash purchase (wholesale less desirable option if necessary)

Lease option

Sub 2

owner finance

JV

List

You get the idea, bored on a Sunday morning and looking to converse.  I'll be restarting my DM campaign once my RE license is official. I will be sending 1000-1500 pieces a month.  I'll also hit expired listings, these will be my main two advertising steams along with a website.  Feel free to list a percentage for each if you have an idea.  I'm waiting for John Jackson's lease option info to arrive in the mail, no reason to reinvent that wheel.
