@Ryan Komagome,If  the tenant is there for 5+yrs,  I would absolutely keep them in place.   

The average home ownership time is 7 yrs., there is always going to be some turnover in the housing market, Covid-19 is just going to be a big bump in the road that we will get over.

And do the lived in it 2/5 yrs strategy.

They have a "rent to own" contract on the property and have been making payments for several yrs.

Hello everyone,I am currently searching for my first investment property to purchase and i came across one in my price range but the property details states that the house had a major fire 2 yrs ago.

But to someone who has only lived in the suburban McMansion area their whole life, it might be a C/D (there is a bus stop 300 ft away the consistently has someone with a brown bag in hand, people keep their houses nice, but they are mostly 70+ yrs old, cars park on the street because most don't have garages or driveways).I agree with @Erik Whiting, there are people in all income brackets that are good, responsible people.
