I was thinking of speaking with a LL attorney from the state to see what advice they may have for me.Is there anything that you incorporate into your lease whether that it is provisions for insurance/liability shifting?

These can include inputting your own information and getting a cost seg in 15 min, or having an engineer come to your property and make a more detailed study of your STR. 

And neither does the owner since they inherited the billboard with the property.thanks for any input.

Appreciate your input, I've looked and analyzed a deal recently for a very small facility (70 units) about 9k sq ft of space in New Jersey with cap of 10% (but thats before the tax reset and needed capex).

@Porsha Fross I still use LVP, but have switched to products from LL Flooring.

I'd like to get some input on reasonable vs unreasonable fees for property management.
