The BIGGEST mistake wholesalers make is diving into lead generation before you have anything set up to convert those leads when, and if, you DO find them.What is the point of trying to reach out to prospects when you have no system set up to convert these prospects into leads?

Tying up a distressed sellers property then not producing any results for them can lead to the property being foreclosed on and the seller being seriously hurt financially. 

While some leases say they will remove all evidence the sign was there and restore to original condition, I doubt that happens in bankruptcy for example. 

We do not have serious floods, tornados, heavy snow and rain, frequent major hailstorms, big earthquakes, or extreme weather conditions.

My belief is purchaser had more info on inside condition than I had or was buying to OO.  

I never trust people that lead with any type of religion.

Plus, the relationship-based nature of private lending can lead to more long-term, win-win partnerships.Banks definitely have their place for more traditional loans, but for many investors, the convenience of private lending outweighs the higher rates—especially when time is money!

However, it's nicer as you don't have to deal with lead certification laws that are all wonky and poorly enforced.

One lender I spoke to said they can do DSCR on it 7-8% no prepayment and up to 90% ltv which sounds great because then I don’t really need to refi right away because not puting the 20% into it I’m find puting 10% if it can cash flow a little and on to the next so they are in the lead for now.
