For those interested in going outside their sphere of influence (Bigger Pockets) as a supplement to increase their resources for building capital; I found the Gale web site with the search engine to identify a multitude of directories...one in particular that caught my eye was entitled or had the gist was "early investors (e.g., comprehensive listing of angel investors, etc.).

If one person making a remark about vinyl siding is going to turn you off to a particular property, I think you need to take some more time and learn the business a little bit better.I am not saying that to be offensive because every investor goes through the phase of taking others word as gospel and having it influence their investment decisions.Also, it is for reasons like your inspector friend mentioned that you have inspection contingencies in contracts.

In my limited exposure learning about vacation rentals, a common theme I have observed is that they don't cash flow very well, and their are often more expenses than initially realized.Although, they may not cash flow well it seems that using the property for your own vacation may be of some advantage, and a way to still benefit from owning one.I'm realize there are a lot of factors that influence the success of a vacation rental, but in general do most feel like the positives in this type of investment outweigh the negatives?

Read through past meeting minutes, look at their reserve fund reports, and talk to the HOA board members.I've heard of investors running for board spots as well, so they can have some influence over the decision making.If your comfortable with the decisions the HOA is making, go for it!
