The only time that a rental that wasn't placed in service (advertised for rent) in the current year would go on your return is if you were investing in the same geographic location as your other rentals.

After you find the owner/previous owner name at the property appraiser site, you search the official records by owner name; it will show mortgages, liens, etc. by legal description.

I only have experience in a few states (MN, CO, and MO) and MLS are local entities, but I'd assume that in most (if not all) places If you give an agent parameters - price, geographic, etc they should be able to set up a search for you that goes to your inbox every day.

They will not divulge details of the offences to you.If you go to the RCMP website, you can lookup the process for requesting a background check and a description of what will be disclosed.Typically, if we feel a criminal check is warranted on an applicant, we probably already have a reason to decline their application.
