We also use term leases for our furnished units when being rented by out of town professionals or companies.However, in our student rooming house and our "everyday Joe" buildings we rent predominately month-to-month.

I charge my tenants 650 each for everything included and a furnished bedroom so I end up with a 100-200 dollar cash flow each month (depending on utility fluctuation) So all major repairs being paid for by landlord and cash flow to me you can see why comfortable staying here.

We have a vacation rental in San Antonio, and the numbers look something like this:Market Value of the Property By Itself:  $166,000Value of Furnishings, Appliances, Etc:  $17,000Net Income for 2015:  $21,000 (converted to a short-term rental in March of last year)We have accumulated a great portfolio of reviews, etc, but we're are looking to utilize the proceeds from the sale of this rental to re-invest in a commercial property.
