@James Buchanan I lived in Deltona for 21 years in DeLand now for 2 (I prefer the vintage feel) but Deltona is definitely a true bang for your buck area...and houses are creeping up price per foot there too.

No bidders (obviously).2) From what I have been able to gather, the 1st TD is a WaMu 2008 vintage portfolio asset, which logic would dictate would now be a Chase asset (although I've learned it's best not to use logic in such matters). 3) For the record, my client's offer of $3 Million as a short sale was rejected by the lender (despite this being the listing price, not that listing prices are relevant in any way but frustrating nonetheless because it had previously been approved by said lender at this price).

At 49,000 it's overpriced.If you want arrive at 29,000 don't start there.A roof is a major expense along with other items can kill your cash flow.I would also be worried about the vintage age of a 1930 duplex.No telling how many repairs,additions were not done to code over time.Have to be really careful on this one.Before putting to much thought into it submit an LOI for your price.If they are stuck on their price go quickly to another property.Don't talk yourself into making it sound like a deal you should buy.
