I only have a couple days left in the inspection period unless we request an extension so am in a hurry to get someone in there.Does anyone have any recommendations for a good electrician in the Kansas City area that will service Independence?   

Next is many wholesalers will tie up your property for 30-45 days hoping to sell it and will return a day or two before the contract ends saying they need a extension.

Depending on how long tenants stay, assuming the average of 2-3 years, cost is minimal but every 3-4 tennat turn over may require more extensive upgrading of many items.

I am not 100% sure of your post but if you asked for an extension on them holding the apartment and said if you can't make it happen I would like to cancel, the most likely scenario is that they were not able to continue holding the property and thus cancelled. 

I have another property that needs extensive rehab and there are a few inherited tenants that would not pass our regulations for screening from what I've gathered so far.

We have done extensive research through Bigger Pockets and a few books but this is our first run with potentially purchasing liens and wanted to have a discussion on the topic.

At the end of 5 years either I negotiate an extension or refi for 30, fix and flip.Hopefully, I can win over the first seller mentioned but as for my last landlord that might be a hard bargain.

The substitution/extension aspect of the group lease takes most of the burden of finding replacement tenants off the PM and let’s the household members find their own new housemates.
