In Texas, you can choose Replacement Cost roof coverage, Actual Cash Value roof coverage (which factors age and depreciation to give a partial payout instead of full payout), or no coverage at all for wind & hail damage (an exclusion). 

Sounds like to me that the age old prejudice about pretty girls in somehow involved in this .

Unless you spend a life-time of making virtually max contributions to the various tax deferred vehicles, you're not going to end up with much by the time you reach retirement age....let alone early retirement.  

Those that don't stay ahead of the curve will be left behind.I'd be more concerned about the various factors playing into home ownership trends if your investment vehicle is SFH - such as home ownership among millennials, aging population, consumer and student debt, etc. 

Plus, aging more for an experienced team will likely be less expensive because they can do it faster and faster saves money in holding costs and opportunity costs.

My father got laid off in May and due to his age and high level of expertise its really hard to find a corporate job.
