I think Willow Springs is going to get a boost now that the 540 plan is finalized.  

So whenever I've had a deal with possible continuity of obligation issues, it's a big dramatic fight with underwriting probably about 65% of the time. 

Back in 05 it's NOI was $166,500 and rents have gone up dramatically since then in the area.

Making your home dramatically nicer than everything else around it won't be worth what you're spending on it.

@James Harper One thing to consider is with that many properties on the market is that the quality of the homes vary dramatically.  

Buying 24 at once sounds great, but Harrison has a bunch of work in front of him and his story may sound as dramatic (in a different way) in about six months as it does now.The BRRR strategy is a good one, even better if you can do it without using your own funds like Harrison.  

Tax strategies can certainly boost returns, regardless of what real estate strategy you employ, but I think asking "do the higher short-term returns make up for the tax consequences" is somewhat backwards. 

I boosted my credit score by a 100 points in the last year by doing this. 

The initial boost will come as people watch their stocks and bonds decline from negative rates and a weak middle class economy, and look to take charge of their nest eggs.
