I love giving students the following assignement:Get into your car and drive though the downtown in your city.

Kris- it's Ashland area - downtown location- mile from commuter rail- 6 miles from rt 9- 30 min to Boston- the apartments are in pretty good shape - some more updated then others - the tenant quality is a C at best... but the units are small 1 Bedrooms so I've been hesitant to put too much work into them other then general maintenance...

In the downtown area there is a double lot for sale next to our property. 2 old tiny homes on it, would have to be torn down. 610 or 612 17th Street.Usually there are a couple of lots for sale, but they are pricey, @ 450k I believe.

But a pool and close to downtown Denver.

In my full-time job, I work in downtown redevelopment.

Most of those areas are closer to downtown but still can make mighty fine rentals if you have a strong gut for the tenants there.

As for me, I own a few rental properties around the downtown Austin area.
