I have not had this happen but heard from another investor of cases where one of the tenants was a late night partier and would disturb their sleep.Managing several leases for one house at one time can be annoying and cumbersome.Other ideas:If you have such a large home have you thought of maybe running an add at the same time advertising just the big house?

Get a pet deposit, write an addendum to the lease stating the tenant is responsible for cleaning up after the dog and ensuring it does not disturb anyone.

I have a tenant who applied through Ramp and I went to check on its status and found a disturbing message on their website to the effect I'd have to get a court-ordered eviction order before I could get money from this program.

If most VRBO's do have a pool then make sure you have the proper insurance follow regulations (fence around pool etc) maybe even have an alarm on the pool that would buzz in the house if surface water disturbed like if someone fell in.Then have a professional pool company maintain it.

If it's obvious there's a problem, then yes, I would make it clear that noise that disturbs their neighbors outside of what is normal (i.e. they can cut the grass) is not tolerated.
