Hi Justin,As a seasoned and accredited investor with a old RE and stock portfolio accumulated over a 40 year period I'm very comfortable staying in my own farm of the North San Diego Coastla, South OC and Sough Riverside area's including the Palm Desert/Palm Springs area. 

It would almost have to be a flash food like you see in the desert and even then it is not ever expected to rise to the level of the actual habitable part of the building, but at the least I am covered.

Do you want a dispute over a desert box with someone who pays you a few hundred dollars a month?

They currently dump it out in the desert until they can figure out what to do with it.

You have a ton of options.If low price points are important and you want to stay in LA County you'll have to look at the high desert areas.

If you are looking for a place to invest that is "pre-San Bernardino" you'll have to invest in northern desert cities such as victorville, hesperia, phelan.

The closest area to LA with those prices is small towns in the high desert area in southern CA.
