If you are in any chain of title or equitable interest your liability ends with the successful completion of the chain of events resulting in a title transfer, generally, but if your interest has any unauthorized or illegal aspects that clouds title you could be responsible for a long, long time if you are acting in a commercial aspect, less so to some extent if you were simply selling your personal residence.

To a certain extent, I have noticed a little bit of a return to the 2007/2008 group of folks who migrated from origination to distressed loan investments which clouded the water with all sorts of misconceptions and intentions.

FYI that anyone can get 7G of free storage using MS SkyDrive cloud - I have it linked to my PC so I can get to stored contracts, project plans, etc without storing local copies on a cell or tablet & sucking up storage space.

In my 1st post I would like to share the apps I use and find out what apps BP members are using.1) sign my pad- sign docs from your tablet or phone.2) foxfi- free internet hotspot.3) cam scanner- takes pic of doc and saves it as a PDF to your computer.4) dropbox- gives you access to your docs anywhere via the cloud first 2gb are free.I need a good office suite to read and make exel docs if anyone knows one.Also I need an app that edits PDF files.

It can't prevent mechanics liens and lots of other types of liens that can pop up without the borrower actually taking out a second mortgage.My borrower had made a secret side deal with the contractor to give him a piece of the profits in return for not having to pay the rehab costs upfront.So the contractor was essentially a JV partner with $30K invested and I didn't know it until it came time to sell the house (at a loss to the investor) and the contractor filed a document that (while not a legal lien), clouded title enough to quash the sale.It also prevented me from a clean deed in lieu and I had to foreclose to wipe him out.The good part about the whole thing was the borrower was cooperative with me because he wanted to screw the contractor.
