When they realize that they will loose the roof over their head the rent suddenly moves ahead of other bills such as car, groceries, cell phone, weed, beer, cigarettes, lottery, new purse etc.....The ones that really can't come up with the money, well tough.

They are Section 8, and 100% of their rent is subsidized by the city so I'm at least getting paid, however both the husband and wife have had their cell phones disconnected and are not responding to messages.

If the property is very low rent, i would possibly increase that to 4x, just because some costs of living are not linear with income (think cell phone bills, they are basically the same for poor and rich people).
