Jeff makes up repeated excuses and strange reasons as to why he can't/won't pay (i.e. family emergency, bank is rejecting wires, software/website is buggy, telling investors to go "f*ck their mother").I'm in a group with 30 other investors who were also scammed by him.

In a perfect world the water is hard piped at least 15-20 feet from the structure once it comes out of the gutters.Where is the top of foundation in relation to elevation of drainage and elevation of the road?

Find local meetups, rub elbows with other investors, find out what they need, and then find a way to meet that need.For example, maybe an investor is growing fast and struggling to keep up with inspections.

Its a 12 unit building so lets say 2 persons per unit . 60x2=120 a day per unit 120 x 12 units = 1440 gallons Depending on area lets round it up to an even 2000 gallons .
