I believe this would include those who have horse operations, u-pick farms, etc.  

I'd rather finance a property 100% and break even on it for 20 years, and build up some sort of a nest egg - presuming it's the right kind of property - not a $30,000 pig :)I agree with you on most things, my friend, but on this you need to get off your high horse.

And he bought in all the top cash flow markets but bought 30k and under deals and well not to beat a dead horse but I have spent 3 years helping him to mitigate his loss's and even I can't do that and I have owned well over 350 rentals in the cash flow markets.

Has anyone else done this cart before the horse path before as well?

Go straight to the horses mouth by talking to an attorney here in Toledo or somewhere in SE Michigan since they are part of the Toledo market to a point, you might find someone who is dually licensed.

There is also a big horse riding area and national recreational area within 30-45 minutes.

Property has 2 residential structures, lake frontage, horse stalls, pens, etc. 

Putting the system in place is great, but its kind of like buying the saddle before you buy the horse.

I want to buy this farm that sets on 18 acres and has a six stall horse barn.
