I see it all the time when I'm buying properties from failed landlords.anyways, the 50% rule they describe here seems too high for me also...i dont believe you will find any of those type of properties in mass even in dorchester, lawerence or fitchburg...maybe fitchburg or springfield So, what you're saying is that if you can't find a property that will cash flow, buy one that loses money?

It has a college, decent pricing and I have some inside info through a family I know out there (10 kids grew up there :) ).Bear in mind you have Casinos coming into Everett and Springfield.  

I live in Quincy Illinois,  but am looking for my first rental and Springfield or St Louis.

Also, I could use some advise as regarding relocating to Springfield PA.

Let me preface my fun complicated times, I currently live in Japan(ex-pat), and trying to purchase an investment property in Springfield, Missouri.Getting things notarized for America isn't the simplest or cheapest(If I notarized closing documents here it costs $500+).Currently the title company that my mortgage officer is going with is requiring my wife(Japanese) to sign a Marital Interest Waiver, if my understanding is correct giving up her right to the property.Herein lies my question, is this actually required by law, and if it is, does Missouri recognize e-notaries?

Eugene-Springfield, Oregon has had a strong rental market for the past few years and in my opinion, it will continue to be strong for the forseeable future due to short supply.I highly recommend that you consider connecting with the Rental Owners Association of Lane County. 

I played low level D1 Ball and my dad played 6 seasons with the Cardinals (Erie, Gastonia, Springfield,) and I have a cousin whom you may have faced who got released from the Jays 2 years ago and was MVP of the Frontier League this past season.I totally get the grind right now with those bus rides, meals, clubbie dues, etc.With all of that being said, start looking up some REI networking groups in your area.
