In my experience, why we are chosen in our market comes down to the reputation we have built for ourselves.

The lawyer looses all reputation.  

@Zach GallagherVisio has a solid reputation and will end on collateral that others wouldn't even consider.  

From my online research the prices are too high and pretty much a not so ethical way off doing business.

Out-of-state investors, do you recommend a reputable online source that provides crime rates and other demographic information of cities/zipcodes?

Find a reputable mastermind group, go to meet ups and connect with experienced operators.

But, if I were a financial advisor or capital raiser for hire, would I want to risk my reputation with my investors on you?  

Fix everything you plan to, clean it, have it professionally photographed and listed with a realtor to make sure you get fully vetted tenants and the most options.If you were a renter in today's market and walked into a new listing with a nice front photo online and it was under renovation, would you pay market value?

Are you interested in collecting payments online with the reporting included or just rent reporting without online payment processing? 

I’ve never heard of such a thing and don’t see anything online about this.
