I pounded on his door when I was there last week said either bring it current or I am going to evict you.well next day wife and daddy show up with 5 months of rent in cash.. but alas did not pay aug and sept so I called yesterday and said dude U now owe me 6k pay this week or I am posting eviction and by the way get your dad to buy this home for you.. :).I had one tenant who could not pay rent and heat so I said no problem don't pay rent through 3 months of winter and then we will just add it to the summer rent.. well end of three months they just move..

Contractors that are great have lots of options for work these days so investors trying to nickel and dime them for high class work at cheap prices they can tell that owner to pound sand.On the commercial side for retail used to 3 years ago you could get high quality builds for 100 to 105 a foot.

Great post,  This year has been really great for me, moving from SFH investor to bigger deals,  one of my primary goals for 2018 is starting doing syndications, finish selling my portfolio of SFH,  buying my first 50+ spaces MHP, increase to 4  wholesale deals per month,  paying my bad debts,    I almost forgot, lose 30 pounds,  There is a great event for goals by the Real Estate Guys Show,  I have been there several times and it is amazing,
