Unless I could nail down the ARV to the very upper end of your range, I wouldn't consider this a very good deal.With a $425K purchase, $75K in rehab and likely at least $60K in fixed costs, you're all in for about $560K.

We have nailed guys dumping before, but this has emphasized my need to get another security camera installed along our driveway to catch good video of all the vehicles driving on and off the property so I can get license plate numbers.The camera equipment is on order and should be installed next weekend.
