I guess they would get to collect interest until I pay it off or they get the property back plus the interest if I don't but still...Also, the Ada county auction listings seem to indicate payment due by end of business Thursday (so 4 business days after auction ends basically).And I found this document from Bannock county indicating they expect payment on the day of the auction. https://www.bannockcounty.us/wp-content/uploads/ta...I haven't been able to find much info on idaho statute 31-808(3) actually being used, so I guess for now I'll assume it's rule saying counties can do it if they want but none of them seem to be doing it.

It's obviously going to be amazing starting out but will be a clear indication if the equity could be better used elsewhere via a refinance, 1031 or outright sell.

Thanks @Ben HowardHere are some quick insights (lists) about the Sacramento County MFR 2-4 market:16,044 properties designated MFR 2-45,056 owners live outside Sacto County4,476 owners live outside of California884 were sold/purchased in last 365 days (~5.5%)2018 YTD: 3432017: 9432016: 8632015: 8124,520 have 100%+ equity796 are underwater12 are in Preforclosure263 marked vacant by USPS143 were purchased at auction by a trustee sale buyer1,445 have had a death of joint tenant in last 365 daysSince 2016, 676 transactions were off-market - and scanning through those buyers a lot appear to be investors as they've done 2+ deals or their LLC name indicates investment orientation.

Asking indicates that they are not comfortable with your lease and if you accept them without agreeing to what they ask they will do it anyway and violate their lease.
