I thought that as well but I believe there may be room to charge market rents in the near future as well as adding some additional income via coin operated washing machines.

We purchased brand new Speed Queen commercial coin operated washer and dryers and have had nothing but problems in that they like to give free wash loads to our tenants.

One of my old borrower back in Indy started a company for these things.His target was Realtors who needed to get the repair addendums addressed on new purchases You know when the home inspector comes through and has a laundry list of little items.. in the buyers market of course buyer would come back with a repair addendum fix 100% of the items.. well now that the market has shifted the seller say take it or leave it..

I make sure we clearly outline try following on the lease:- pet policy- parking policy (complete w/parking diagram)- the fact that they cannot use their security deposit for last months rent- clearly state anything to to with laundry and how that will be handled - who to contact for maintenance requests- when the rent is due and most importantly that the rent needs to be at our office to be considered received.
