Financially it would be good not to have to deal with this until after the New Year, but I realize I am kicking the can down the road and there are no guarantees how much rent I would get between now and then.

I wouldn't recommend buying partials on notes that aren't 3rd-party serviced.The contract should spell out exactly how many payments you're buying, for how much and the estimated return you should expect (no guarantees).

No way of guaranteeing that they won't back out obviously.  

The property would already be the collateral but they also on top of that want a personal guarantee.
