Like you, my wife and I were trying to figure this out about a year and half ago.

My initial challenge is figuring out how to get funding, as I don't really have a bit amount of money to put down just yet.

I have recently found projection lab and figured I would play with it to see what insights it could provide. 

His message was quite simple: Until you've been humbled, you have not figured out this business.

I haven't felt the need to verify employment; I figure that if they have good credit with multiple lines in good standing--and no evictions--they've demonstrated their ability to pay on time. 

You need to investigate and figure it out.If you include utilities with rent, I recommend placing a limit so the tenant is responsible for excess use.
