We paid only $225 per night for a 3 BR over Christmas 2016.  

Now maybe they were internally trying to break out who raised what $ etc. but for a 506b offering this has nightmare written all over it especially if they were soliciting investors to invest. 

It appears it will be close to break-even even at the current rents.  

I would break even on LTR.

Someone tried to break into his unit he thinks.  

I hope someone can offer me to find an investor who would be willing to have me come along just to gain experience (preferably on the weekends and over school holidays and breaks).

Absolutely insane to lock up your money that long and the best you are hoping for is to break even.

@Sylenthia Boswell I hate to break it to you but its going to be really difficult to get deals without having some money to spend on marketing/skiptracing/cold calling.

If privacy is an issue, find a low-maintenance privacy fence, and even those are a pain because somehow tenants constantly break the latches and hinges on the gates.
