I'm anticipating the lawyer to try unconventional tactics in an attempt to extort money or convince the court to allow the tenant to stay there as long as possible. 

In my post/discussion asking a similar question, some people did attempt to describe the process, and weee helpful.

Mainly MLS (REO, Short Sale, Keywords) and driving for dollars attempting to put together my own absentee owner list (takes forever driving for dollars, but good to learn neighborhoods).

Rather, was just attempting to point out that much of what people like about their own towns is personal perception and familiarity, not necessarily a silly matrix used in studies.

If the backyard tenants are not out at the end of 30 days, I would not attempt contact with them regarding moving.

I'll second what @Hadar Orkibi said about not applying for anything that would affect your credit if planning to take a bank loan or similar.I went on a rewards credit card rampage last year and signed up and was approved for 3 of them and finally denied on my fourth attempt.

I wholeheartedly agree with @Bill Hampton that the local REIAs (and there are a few) are the best way to get started.Also, I urge you not to attempt seller financing without solid, state-specific training and documents.
