Thank you everyone for sharing your experience with this I do like the idea of a flat surcharge though I think where I can separate I will do that just to avoid the complaint of well they leave there TV on all night or they wash their car 3 times a week kind of gripes.

I used RAM Construction for a deck in Apple Valley and they did a really nice job.

Additionally, last I heard, Apple is building a smaller campus a mile or two away from our condo's location.

I can steal your TV and have possession of it but I did not get title to it.  

Also, when many people compare electric to gas they are only looking at the gas bill and that is apples to oranges because a central gas unit also uses electricity to push the air around.  

They are paying above market and you are going to tell them what to set the freezer at and when to shut off the TV?

There's a lot we do to ensure compliance and protect ourselves from lawsuits - from heavy duty insurance policies to video recording in every room and badge locks on the doors, to having an extremely solid legal team (thankfully, we've only ever had to call them to write up deals and fight with the occasional bad contractor).You'd be at risk for anything that happens there that some lawyer (the kind that advertise on TV) could try to pin on the property, especially if you're the only person in the picture worth suing.
