Complete remodel" - are you comfortable with this?

I am looking at a property, that is worth about $130,000 to $150,000 depending on how much I end up putting to remodel the place.

Kitchen remodel with wood cabinets, granite, new dimming LED down-lighting, new breakfast island with glass doors, and new tile.New tile in two bedrooms and wood plank style tile in the family room.Fresh paint inside and out. 

Or, the toilet flap doesn't seal well.  

The kitchen is on the first floor, has to be completely remodeled as well.

We purchased our first home (deal) in July 2016 via auction in Humble, TX (Northeast Houston) and about to complete the remodel by end of September.

Really I like it because it’s been remodeled inside, new roof two years ago.

One toilet replacement will cost you that.

Phase One is having me move into one of the units (at discounted rent) and have me manage the building from there.Anyway, we have a horrible tenant my parents have chosen to remove in order to both make room for me and remodel the unit. 

The ideal scenario will be that the landlord understand my idea and finance the remodelling of the office space.Or if i finance the remodelling, what are the security that i have as my money will be in the deal...
