This is a very small industry and most sellers don’t waste their time with newer investors.One reason why is we call them tire kickers.

People couldn’t fly anywhere & were tired of being cooped up in the house.

With that being said we aren't really sure whether our excess should be put towards our debt or if we should use that to try to find our first property.Personally, I would love to put it towards our first property because this is something that we've been talking about for 3 years now and I'm at a point that I'm tired of talking about it and ready to make it happen (hence me dropping out of med school haha) but I'm not sure if that's that best decision and I am just seeking some guidance on managing debt while still getting started (and it hopefully not taking us another 1-2 years to finally buy our first property).One thing that we've discussed is house hacking while using an FHA loan.

Hey everyone, I’ve been listening to BiggerPockets for awhile now and am tired of sitting on the sidelines.

This can ultimately take up an entire day of showings where I feel like I wasted my time with tire kickers and unqualified people.What I would like to do in the future is have prospective tenants fill out a FREE pre-screening application online, then I could approve/deny them.

I'm tired of renting and finally have enough money saved for an FHA loan and am gonna use this opportunity to find a property.

I've been wanting to sell it because it's gone up in value and I'm tired of being an out of town landlord, and I figured it'd be nice to take my equity and re-invest it.

I've seen many HOAs fall apart when they get a rule-Nazi in charge or when the HOA leadership gets tired and lets things go.

Right now I currently have a really good motivated lead with a tired landlord that has 8 properties and is really open to consider an offer and getting rid of this property.   

@Alicia MarksI had a neighbor behind one of our rentals ask me if I could make the tree in the back yard drop leaves only in our yard - she was tired of raking up “our” leaves.
