I have been looking into multi-family (Churchill area), but some need quite the renovations and I'm not sure if I know enough about renovation loans and finding General contractors to tackle the task, if you have suggestions for a "newb" please let me know. 

You need to have or be able to assemble a team ready to tackle just about any kind of repair.  

It could give us great hands on experience with the process and when any obstacles present themselves we will be able to handle them if its something we can tackle ourselves.

If you are going to tackle that, make sure you have plenty of cushion in case something goes wrong.

After the tenant moves out that will be the time to tackle the damages and deposit accounting. 

I would like to improve the air quality instead of just masking the problem but this might be a good fix for now as I tackle other big budget items higher on the priority list.Thanks.
