At the risk of become the guy who only quotes other people; your post made me think of a Set Klarman interview I watched a few weeks ago: "Investing is the intersection of economics and psychology.

We're thinking small multifamily (2-4 but maybe up to 6 in the right circumstances) are most likely to make economic sense. 

Specifically, economic-related terms.

Canadian investors are particularly interested in the area, funneling $326.2 million into North Texas over the past 12 months.Job growth and economic diversity were cited in the report as driving interest, though 49 percent of respondents reported “strong economic basics driving rental growth value” as the primary reason they’re putting their money in the region.

I went to school in Cincinnati so generally aware of the area, but look forward to getting more perspective on market condition, growth potential, economics, rental demand etc. 

Any leads regarding economical structural engineer, soil testing  and foundation work would be much appreciated. 

There are several good ones but Indy and KC has the best combination of good economic/demographics and cash flow in my opinion.
