I invest in a lot of rural markets and there is zero affordable housing, and many of the communities have vacant slips.These trends will become more prevalent over the next few decades and you will see legislation dealing specifically with these trends.

it's just easier and comparatively less risky than the more advanced strategies...House hacking still takes significant due diligence, skill in analyzing the market and the property, time and effort to learn about tenant screening and property management, the ability to anticipate appreciation/depreciation trends, etc., etc., etc....and even with lots of skill and preparation, things willstill go wrong (vacancy, plumbing leaks, bad tenants, unanticipated capex, furnaces that kick the bucket at the absolute worst time, etc.)

Cap rates remain in constant flux, but similar properties in the same market should trade around an average, which itself is trending up or down over time. 

It gives you the chance to explore market trends and potentially make a profitable move.

What's missing from entire syndication industry is kind of independent financial analyst and/or journalism that's focusing on syndication world only.For example if we have one magazine that can do and verify the legit aspect of all syndication that's available in the country, then that would be extremely helpful for common basic investor.Meanwhile the independent financial analyst can give their insight to particular trend or syndication.

Many of these high dividends funds especially closer to double digits (9-12%) dividends funds tend to loose value over time(downward trending).
