Like Nathan said, do something with the one who you can segment the jobs with the most and make it very transparent how it will work.

I'd suggest you join in on some of the local REIA meetings in Akron to get to know some folks that are in that segment. 

The trailer park segment has been getting a lot of investor attention over the last year so this has been an interesting thought exercise.  

We've seen some variation in performance across market segments such as condos downtown underperforming compared to the rest of the market, and a bit of inconsistency in the high-end luxury price bands, but overall appreciation has remained steady. 

What market segment do you target when buying?

Is that in the normal rentable segment?

It is Hospitality FIRST and foremost, the REI segment is just one part of it all. 

I suspect a pool would add rent revenue and possibly up your occupancy but you know your market and market segment better than me!

This seems very high for casual dining segment and my worry is, at the end of 10 years, either the tenant will leave or renegotiate the rent.
