I also discovered damage to the roof and had to replace that, plus I graded and graveled the driveway and parking area. $24,000 worth of improvements, $20,000 in lost rent. 

Meanwhile you can do exterior, trim trees, remove shrubs, roofing first, then lawn and landscape so it has time to grow in, driveway if you need a new one last. 

Other ways (off the top of my head):- Dedicated Revenue Manager on top of dynamic pricing software- 24/7 guest support- Vendor discounts (i.e. roof replacements, AC repairs, etc)As a new PM I think it is important to highlight where you add value instead of battling on price.

Let's say I come across a property  in Atlantic City, NJ with good bones (roof, plumbing, windows, electric, etc..), or even Turnkey!

There are some issues that came up with the property inspection and it needs a new roof, new commercial rtus, and repaving the parking lot.

I like the out of the box type thinking, but I am not sure I would use it and how many people would versus the risk and maintenance aspect.
