I typically do most of the work myself or hire my handy man who does just about everything and for a great price.I definitely have more experience in the construction industry than in the mortgage one for now, but I would love to chat further if you're willing to share some of the knowledge you have :) (up to this point it has been only my mother and I investing and we have about 6 properties collectively.)Thank you for all of the input!!

To me the issue isn't charging fees and making profit as much as it is doing so without providing tangible value in returnA business exchange should result in value added not extracted—charging a 50% leasing fee to then only do remote showings, charging a $25/mo smart-home fee because of an added a $50 wifi-enabled thermostat My clients pay management fees as high as 20%, none lower than 13%, and in return they receive comprehensive property managementMy residents pay nothing other than rent, because they're not clientsI can't complain though, because if it weren't for the industry's standard practices becoming this way, I wouldn't have my niche

Meaning, they are not willing to:- sell their property off market- go into contract with a wholesaler- sell their property for a discount (i.e. they want 'top dollar')In cases like these, an agent can still assist the homeowner by helping them sell the traditional way.That said, wholesaling can be lucrative so I echo the advice you've received here - get out there and speak to people in the industry who are willing to share helpful information.All the best!
