In my limited experience with this small number of syndications, they were very desperate to buy basically anything in order to have "deal flow" (these properties were not for sale, they approached me off market and made me ridiculous offers which I couldn't refuse despite not planning to sell these properties for another 10 years or so). 

Overall sale prices of homes are lower than most areas so that 100-200K can be multiple down payment on investment properties.

Purchase price: $290,000 Sale price: $72,500 Two-story duplex, each unit with 2BR/1BA.

The original deed listed multiple owners and percentages including her 8% interest, and now myself and the other owners want to sell the property---how do we get this retitled into my account (or my name) in order to facilitate the sale?

I dont think it would affect the sale too much, as satanic rituals arent something that has to be disclosed but who knows that could change in the next four years hahaha. imagine.  

@Joseph Pelensky It does not appear you will have the required closing costs needed to purchase a $700K building through a refinance or sale of your $285K duplex.

James makes some good points, but I disagree about the sales value.  

If so it might be hard to sell the management side of the business as the the real estate sales may be also under the same company structure.

There are many I'm a part of like "STR Homes for Sale" and "Florida Off Market Real Estate" (I'm sure they have groups for different states) that offer a great array of off market and listed deals.

Flat Fee buyer agency to reduce acquisition costs (get ~2% of the sales price back), and flat fee MLS listing to reduce selling costs to ~$500.
