I've been looking in Pittsburgh, Utah, Las Vegas, Phoenix and Florida.

I'm looking for something similar in Las Vegas but even fixers that can rent out for $800-900 are $50k+ currently.

Both sound like it would be hard for me to convince I'd like to buy there land, which has all utilities running to it, that they most likely want to leave as an inheritance to their kids, who may like the idea of having land, or a home, within an hour of Las Vegas, NV. 

All i'm looking for is learning opportunities and I was hoping to achieve a type of partnership with a local Las Vegas investor.
