I have never done that before and there might be pitfalls I didn't realize.

So I wanted to get an estimate of building 5 other units on the lot and also learn about any potential pitfall.

I would have a different answer to this if you were further along your investing path, such as looking at all the pitfalls of owning and operating a depreciating liability like a financed RV. 

Its an additional pitfall a young investor isn't normally prepared for.

They can often provide feedback during your due diligence to help you build out a budget and keep an eye on potential pitfalls that could arise.

On the other hand, if your agent helps tremendously in underwriting the property as an investment, reads the leases and helps you avoid pitfalls, or finds deferred maintenance items, etc that you couldn’t find, then your agent has made up for the fact that he didn’t find the property for you.
