I have a replacement property picked out already and an accepted offer on it.

The reason this is so important is because when you pick the right property after research and due diligence you'll say hey this is great, let's do more!

Upgrades/repairs include:flooring (tile and carpet, entire house), painting (entire house), complete kitchen renovation with new appliances, cabinets, sink, lightingcomplete bathroom renovationsupgrade/replace ACupgrade/replace existing hot tub  upgrade/replace furniture/bedsupgrade/replace old pier with newadd new kayaks, paddle boards, and bikesI am thinking anything that is removable (furniture, appliances, water toys, bikes, pier, etc) could qualify as an asset for the LLC and thus be used as a tax expense for the LLC.  

The biggest thing I have learned is to pick your market intelegently.  

The short version is if you go with the Midwest, figure out which are Class A, B, C and D areas and I recommend picking good neighborhoods (Class A and B) with good schools and go for appreciation. 

I also don't have time/no one will hire me to pick up a second, part time job which makes in difficult to increase my income.

Pick a nice bright color for those, like teal or red.

Any advice on how to pick which location to jump on first??

Lots of good points out there, but hard for me to go back and pick out who said what . . .Some clarification from my view point:  I'm not really an 'investor' (maybe some day)  I had 1 SFH rental - more out of necessity, cuz I didn't want to sell at/near the bottom after having to buy (also out of necessity) at the top-top-very top!.

The way section 8 works the tenants get a voucher and can pick any place they want will take their voucher.
